The Sweet Home Planning Commission on Dec. 2 approved two variances for Northern Investments to allow the siting of manufactured homes in the 1900 block of 19th Avenue. Both properties are located behind 1912 19th Ave.
One variance allows the placement of a 24-foot-wide manufactured home instead of 28 feet. The variance includes a roof pitch under the requirement, with a 4-foot side yard setback and an 11-foot rear setback. The requirement is normally 5 feet for the side yard and 15 feet for the backyard.
The second variance allows a 12-foot-wide manufactured home, with a variance for roof pitch and a side-yard setback of 4 feet.
At the request of the Sweet Home Fire and Ambulance District, the Planning Commission required a 20-foot easement for fire access instead of a proposed 15-foot easement.
The Planning Commission next meets on Feb. 3 when it will present Quality Development Awards. No other items are on the agenda at this point.
