Planning group OKs extension for phases of new subdivision

The Sweet Home Planning Commission on Thursday, Jan. 5, unanimously granted an extension of a little more than a year to Salem-based Dale’s Remodeling for the first two phases of a new 54-lot subdivision on the north side of Long Street and east of 41st Avenue.

The development is called Duck Hollow III for its role as the third phase of a development project that started with an adjacent property in 1998. It will create a new 42nd Avenue off of Long, intersecting with a neighboring street called Lilly.

Developers requested the extension after delays associated with preparation, submittal and approval of a Joint Corps, Department of State Lands and Department of Environmental Quality application.

The planning commission also unanimously approved a conditional use application allowing the city to combine five Northside Park parcels into a single tax lot.

“This is something that we run into a lot in Sweet Home, especially with properties that have been owned by the city for a long time,” Community and Economic Development Director Blair Larsen said. “It makes development a lot easier to make everything just be one single parcel.”

The Planning Commission next meets at 6:30 p.m. Thursday, Jan. 19, at Sweet Home City Hall, 3225 Main St.
